I am trying to output a sequence and need to render first.  I have tried expert render, render in and outs, and the whole sequence is able to render itself except 3 clips with effects on a second layer.

I have tried just rendering the second layer, and I have tried just rendering the first layer, and STILL these sections wont render..

Any advice would be greatly appreciated.  Thanks!

Tried rendering each effect individually?

I like to do a video mixdown and edit the mixdown back onto a top empty layer rather than rendering effects for output. 

The mixdown takes about the same time as render in to out for all effects and I can delete just one media file rather than having loads of pre computes to deal with at the end of a project.

Mixdown...great idea....I actually just went back into the project...I had closed. it...I re-opened so I could exactly describe to you the breakdown of layers that was going on...and wouldnt you know,,,,when I re-opened it back up the clips were rendered......arrrrrrrrrrgh!!!!!!!!!!

But the mixdown idea is great...i will keep it in my back pocket...
